EPC UPDATE (21st Feb 2026): A big shift for landlords π
The Government has officially dropped the 2028 EPC C deadline for new PRS tenancies.
Hereβs what landlords actually need to know π
β
All landlords now have until 1 October 2030 to bring properties up to EPC C or above
β
The proposed spending cap has been reduced from Β£15,000 to Β£10,000 per property
β
Lower caps are expected for homes valued under Β£100,000
β
No more separate deadlines for new vs existing tenancies
This is a huge step towards realism.
Improving housing stock matters, but so does ensuring landlords arenβt forced into rushed, expensive upgrades that reduce rental supply.
Our advice?
β‘οΈ Plan, donβt panic
β‘οΈ Focus on low-cost EPC improvements first
β‘οΈ Align energy upgrades with natural refurb cycles
Weβll be keeping landlords informed as the legislation develops and helping our clients take a calm, strategic approach to compliance.
