EPC UPDATE (21st Feb 2026): A big shift for landlords 👀

The Government has officially dropped the 2028 EPC C deadline for new PRS tenancies.

Here’s what landlords actually need to know 👇

All landlords now have until 1 October 2030 to bring properties up to EPC C or above
✅ The proposed spending cap has been reduced from £15,000 to £10,000 per property
Lower caps are expected for homes valued under £100,000
✅ No more separate deadlines for new vs existing tenancies

This is a huge step towards realism.

Improving housing stock matters, but so does ensuring landlords aren’t forced into rushed, expensive upgrades that reduce rental supply.

➡️ Focus on low-cost EPC improvements first
➡️ Align energy upgrades with natural refurb cycles
