A Guide to Renting with VCC Homes
1. Finding your perfect home
You should start viewing properties no shorter than one month before the date you wish to move.
When looking for your next home to move into it is important to think about the area you want to move into such as location relative to your work place, transport links and shops etc. Other considerations before moving are your monthly budget and dates.
We have a duty of care to our landlord clients and the tenants we find for their properties to ensure they can adequately cover the cost of the rent. A simple way to ensure you will meet affordability checks is to follow this simple equation: Rent amount x 30 = annual salary. Example £550 x 30 = £16,500.
If you’re moving into a property on a joint tenancy, which is with someone else who will share the rental obligations with you, we will base the rent you can afford on your combined income totals.
Occasionally the best way to proceed may be with a guarantor. A guarantor is someone who will sign the tenancy and be prepared to cover your rental obligations should you default on them in any way. In this instance, a guarantor (or joint guarantors) will need to show their income is sufficient to guarantee the rent.
2. Book a viewing with us
Once you have found your perfect home, just simply get in touch with our friendly team for further information and they will arrange a viewing for a day/time that suits you.

3. Securing the property
After your viewing with us, if you like the property and found the home you have been looking for then you will need to secure the listing with us. The rental market moves quickly so it is important for you to secure the home of your choice quickly otherwise it may be lost.
Once you've chosen your property, the application process begins.
You will need to pay your now due fees (£195) on a property should you wish to take it. This is non-refundable should you pull out for whatever reason. The fee is required as it demonstrates a commitment from you to the landlord and hence, once received, we will stop marketing and conducting viewings on a property/bedroom.
We also require to physically see a form of ID before you move in, which must feature a photograph of you (e.g. passport). Please can you bring your ID on the day of your viewing.
4. References and Tenancy Agreement
After you have secured your booking then we will do a reference check on you.
We'll use the application form to obtain references from your current landlord and your employer. We do this to ensure there have been no breaches in your existing letting contract and that you are in employment with sufficient income to meet the financial requirements of the tenancy agreement you will sign.
When filling out the form, it's important you complete as much information as possible. Any missing information may result in delays. It's fairly straightforward but should you have any questions please don't hesitate to contact us should you wish to discuss it further.
If you successfully pass the reference checks we will then send you the tenancy agreement that will show you the terms of the tenancy. This is a legally binding document to ensure the rights and obligations of the tenant and the landlord. A move in date will be arranged and you are required to pay the first month’s rental and deposit (if applicable) upfront prior to moving in.
It should be noted by the tenant that all tenancies are subject to the approval of the landlord, satisfactory references and credit references being approved
5. Moving in day
A member of our team will meet you at the property and show you around the property. We will go through the inventory during the check in process and answer any questions you may have.
After checking in you will be given your keys and then you can relax and settle into your new home!
6. Property inspections and maintenance
The property will be inspected at least once a month for HMOs and every three months for BTL properties to ensure your safety and to identify any maintenance issues if there are any.
In the case of any emergency maintenance issues please contact your property manager and he will send a member of our maintenance team to fix the problem.
We encourage our landlords of shared accommodation properties to provide cleaners either once a week or fortnightly to ensure that all the communal areas (living room, kitchen, bathrooms etc.) are clean. This is for your convenience and to ensure that all properties are regularly cleaned throughout. This should come at no extra cost to you but if you require cleaning services for your room please contact one of our staff for more details.
7. End of tenancy
Before the end of your tenancy, we will contact you to ask whether you would like to extend the tenancy for another set period or whether you wish to leave at the end of the tenancy.
If you are thinking of extending your tenancy we will contact you with the relevant documents to sign to extend your tenancy.
If you decide to leave at the end of your tenancy we will arrange a checkout date for you and will require inspecting the property to ensure that it is given back to us in the same condition as the beginning of the tenancy. You will be required to clean the property thoroughly and to return the keys back to us on the day of your checkout. Ensure no personal belongings are left behind.

Listed below are the tenants fees payable when you rent a property from VCC Homes.
Single Applicant - £195
Additional Applicants - £195 per person (each tenant over 18 is required on the tenancy and classed as an applicant).
Company Let - £360
Guarantors - £25 each or £50 for a company guarantor.
This includes all administration (drawing up the tenancy agreement, negotiating specific terms & processing the application), deposit protection fees, referencing and credit checks. There are no additional fees to pay on-top of this such as inventory fees, renewals on tenancy agreements or check-out fees.
